The CWBR operates the Central Wisconsin Multiple Listing Service (CWMLS). CWMLS consists of over 150 Firms and over 700 REALTORS® Members.

Our primary jurisdiction is Marathon, Portage, Wood, Clark, Taylor counties and the northern areas of Juneau and Adams counties.

Ownership

The Central Wisconsin MLS Corporation is a wholly owned subsidiary of Central Wisconsin Board of REALTORS®.

Purpose

The CWMLS is a means by which cooperation among Participants is enhanced; by which information is accumulated and disseminated to enable authorized Participants to prepare appraisals and other valuations of real property; by which Participants engaging in real estate appraisal contribute to the common databases; and is a facility for the orderly correlation and dissemination of listing information among the Participants so that they may better serve their clients and the public.

The Multiple Listing Service shall not fix, control, recommend, suggest or maintain commission rates or fees for services to be rendered by Participants. Further, CWMLS shall not fix, control, recommend, suggest or maintain the division of commissions or fees between cooperating Participants or between participants and non-participants. The compensation, if any, offered by a listing broker to a cooperating broker representing a perspective purchaser in respect to any listing is established by the listing broker and is not fixed, controlled, recommended, or maintained by any persons other than the listing broker.

Guiding Principle: To empower REALTOR® MLSs, brokers, and agents with a modern service structure that recognizes evolving business needs in the real estate industry, provides flexibility in light of emerging technology and workplace trends, and encourages value-driven competition among MLSs.

Local Adoption: Brokers and agents are empowered with a nimble MLS service structure that allows for innovation and competition amongst MLSs. This approach gives agents a choice in subscribing to any MLS in which their broker is a participant, and it requires MLSs to only assess Brokers a fee based on their affiliated licensees who choose to subscribe to the MLS. MLSs have the discretion to assess fees to agents affiliated with a participating office, if those agents have not subscribed to another REALTOR® MLS. This results in a value-driven service structure that encourages competition amongst MLSs, responds to the evolving business needs and varied structures of brokerage firms, and, therefore, is in the best interest of brokers , their affiliated agents, and the MLS.

Licensees can subscribe to an MLS only if their broker is a participant in that MLS

 

Joining CWMLS as a Broker (Participant)

Thank you for considering joining CWMLS!

Licensed Brokers and Licensed Appraisers may become Participants in CWMLS. Licensed Salespeople, Unlicensed Agent Assistants and Office Staff may be added to a Participants CWMLS roster as subagents.

Requirements for Licensed Brokers to join CWMLS as a Primary MLS

  1. Membership (or fair share dues) paid to a local Wisconsin REALTOR® Association or a local REALTOR® Association in a contiguous state. (These documents are also included in the DR Membership Packet found in Become a Member)
  2. Complete the membership packet (DR Membership Packet).  Email the documents to cwbr@cwbr.org 
  3. Submit the one-time new CWMLS member fee of $1,500.  Upon request an invoice can be emailed to you so that the fee can be paid online.
  4. Monthly fees are currently $30/month for Participants and each Licensee on the CWMLS roster for the company.  Licensees must belong to at least one of the same local associations as the Participant.

Requirements for Licensed Appraisers to join CWMLS

  1. Membership (or fair share dues) paid to a local Wisconsin REALTOR® Association or a local REALTOR® Association in a contiguous state.
  2. Complete the membership packet (CWMLS Only Appraiser Packet)
  3. Monthly fees are currently $75/month for Participants and each Appraiser Licensee on the CWMLS roster for the company.
  4. *CWMLS does not charge a one-time set-up for Appraisers.

Requirements for Licensed Brokers to join CWMLS as a Secondary MLS

  1. Complete the CWMLS Only DR Packet and email the documents to cwbr@cwbr.org
  2. Submit the one-time new CWMLS member fee of $1,500. Upon request an invoice can be emailed to you so that you can pay the fee online.
  3. Submit a Letter of Good Standing from your Primary REALTOR® Association (must be in Wisconsin or contiguous state)
  4. Monthly fees are currently $30/month for Participants and each Licensee on the CWMLS roster for the company. Licensees must belong to at least one of the same local associations as the Participant.

ADDING SUBAGENTS AND OFFICE STAFF TO THE ROSTER AS A SECONDARY SUBAGENT

  1. Licensed Subagents must complete the CWMLS Only REALTOR® Packet and email it to cwbr@cwbr.org along with a Letter of Good Standing from their primary local association.
  2. To add Office Staff to the roster please complete the Office Staff Packet and email that to cwbr@cwbr.org

 

 

Adding or Dropping Subagents, Office Staff, Agent Assistants and Teams from the Roster

TO ADD agents, office staff, agent assistants or teams that are current members of CWBR to your CWMLS roster (agents that worked for a different office) Complete the Roster Change Form adding the person to the roster and Agent Data Worksheet and email to cwbr@cwbr.org
Licensees must also be added to your DSPS roster so you should also complete the DSPS Licensee Associated with Firm Form and send to DSPS

TO DROP agents, office staff, agent assistants, teams or vendors from your CWMLS Roster complete the Roster Change Form deleting the person from the roster. Licensees must also be dropped to your DSPS roster so you should also complete the DSPS Notice of Termination of Licensee Associated with Firm Form and send to DSPS.

All agents listed on the office roster of the DSPS must be listed on at least 1 MLS roster in Wisconsin or contiguous state.
